For rental and small commercial investors

Investment property loans, shopped for you

Quick answer

An investment property loan finances a rental bought or held for business purposes. A DSCR loan compares qualifying rent with the property payment. Loan Daddy LLC is a broker that helps compare wholesale lender options for non-owner-occupied investment property.

Buying or refinancing a rental? We are a mortgage broker for investors only: we compare DSCR, cash-out, short-term rental and 5+ unit programs from wholesale lenders, often qualifying on the property rent instead of your tax returns. Business-purpose, non-owner-occupied property only.

Why use a broker for rental financing?

Investor loan programs differ more than most people expect. A short list of differences decides whether a file works, and a broker sees all of them side by side.

01

Rent-based qualifying

DSCR loans look at the rent compared with the full payment, so heavy write-offs on your tax returns do not have to sink the deal.

02

Many lenders, one request

We arrange and shop financing from wholesale lenders, so you are not limited to the one program a single lender happens to offer.

03

Plain-English trade-offs

You get the options and what each one costs you in flexibility, explained clearly, with the math shown.

04

Investor-only focus

Every file we take is a business-purpose loan on non-owner-occupied property. That is all we do, on purpose.

How does an investor loan request work?

  1. Send the scenario

Property state and type, the loan purpose, rent and what you want the money to do.

  2. We run the numbers

We check coverage, leverage and fit, then match the file to wholesale lender programs.

  3. Compare options

You see the realistic choices and their trade-offs, with no pressure to pick one.

  4. Lender closes the loan

The lender you choose underwrites and funds it. We stay with the file to the closing table.

Investment property only; no personal use as a second home. Income from booking history or a market rent analysis.

Portfolio program

Rental portfolio loans for investors with several properties

Several rentals in one blanket loan or a coordinated set. Combined DSCR across the portfolio, plus property-level review.

Small-balance commercial

Small commercial and 5+ unit apartment loans

5+ unit apartment buildings and mixed-use property. Underwritten on net operating income and debt coverage.

How does rent compare with your monthly payment?

DSCR is the monthly rent divided by the full monthly payment: principal, interest, taxes, insurance and HOA. At 1.00 the rent exactly covers it. Each wholesale lender sets its own minimum, so knowing your ratio before you apply tells you which programs are realistic.

Try it with your own figures in the DSCR calculator, or read how lenders calculate DSCR. Deciding between strategies? See DSCR vs hard money and short-term vs long-term rental DSCR.

Sample single-family rental
Monthly rent$2,400
Principal and interest (from your quote)$1,500
Taxes ($3,600 a year)$300
Insurance ($1,500 a year)$125
PITIA$1,925
DSCR = $2,400 ÷ $1,9251.25

What should rental investors know before applying?

What DSCR do I need to qualify?

Each wholesale lender sets its own minimum. Many programs look for 1.00 or higher, meaning the rent at least covers principal, interest, taxes, insurance and HOA. Some accept lower ratios with more down payment or reserves, and stronger ratios generally see more options.

Can I get a DSCR loan in an LLC?

Yes, many programs allow an LLC borrower. The members generally sign a personal guarantee and provide formation documents, an operating agreement and an EIN letter.

Can I use short-term rental income to qualify?

Many DSCR programs allow it, using twelve months of booking history or a market-based short-term rent estimate, often with an adjustment for vacancy and costs. The property must be legal to rent short-term where it is located.

Are you a lender?

No. Investment Property Loan is a mortgage broker brand of Loan Daddy LLC, NMLS 2827624. We arrange and shop financing from wholesale lenders. The lender you choose underwrites, approves and funds the loan.
