DSCR calculator for rental property
Quick answer
Enter the monthly rent, annual taxes and insurance, any HOA dues, and the loan amount, rate and term from your own quote. The calculator works out principal and interest, the full monthly payment (PITIA) and the debt service coverage ratio, then explains what that ratio usually means to wholesale lenders. Nothing is prefilled for pricing.
Your DSCR
—
- Principal and interest
- —
- Taxes, insurance, HOA
- —
- Total monthly payment (PITIA)
- —
- Rent minus PITIA
- —
Enter rent, taxes, insurance, a loan amount, your rate and a term to see the ratio. DSCR = monthly rent ÷ monthly PITIA.
Educational estimate only. Lenders calculate DSCR with their own rent, expense and payment rules. Not a loan offer or commitment to lend.
How the calculator works
DSCR equals monthly rent divided by monthly PITIA. Principal and interest come from the standard amortization formula using the loan amount, the rate you type and the term in years, or from the interest-only payment if you tick that box. Taxes and insurance are divided by twelve and added to any monthly HOA dues.
Example: rent of $2,400 and PITIA of $1,925 gives $2,400 ÷ $1,925 = 1.25. If you add a $150 HOA, PITIA becomes $2,075 and the ratio falls to about 1.16.
Reading the result
Below 1.00, the rent does not cover the payment. Around 1.00 to 1.14, it roughly covers it. From 1.15 to 1.24 the coverage is healthy, and 1.25 or more is strong. These bands are general guides, not lender rules: each wholesale lender sets its own minimum and pricing steps, and some programs qualify on the fully amortizing payment even for interest-only loans.
