Questions and answers

Investment property loan FAQ

Quick answer

Investment property loans are business-purpose loans for rentals nobody in your household lives in. DSCR programs qualify mainly on rent versus the full monthly payment, many allow LLC borrowers and short-term rental income, and we are a broker that shops wholesale lenders rather than a lender. Detailed answers are below.

Qualifying

What is an investment property loan?

It is business-purpose financing for real estate you rent out or hold as an investment, where no borrower or family member lives in the property. Common types include DSCR loans, rental cash-out refinances, short-term rental loans, portfolio loans and small commercial loans.

What DSCR do I need to qualify?

Each wholesale lender sets its own minimum. Many programs look for 1.00 or higher, meaning the rent at least covers principal, interest, taxes, insurance and HOA. Some accept lower ratios with more down payment or reserves, and stronger ratios generally see more options.

Do I need tax returns for a rental property loan?

Not for most DSCR programs, which qualify mainly on the rent the property produces. Other investor programs, such as bank statement loans, do review income. We will tell you which kind fits your file.

Can I get a DSCR loan as a first-time investor?

Some wholesale lenders accept first-time investors, often with extra reserves or a stronger ratio. Others require prior ownership experience. Share your background and we will match it to programs that fit.

Does my credit score matter on a DSCR loan?

Yes. The rent drives qualification, but credit affects pricing, the leverage offered and sometimes the minimum ratio a lender accepts.

Property and income

Can I use short-term rental income to qualify?

Many DSCR programs allow it, using twelve months of booking history or a market-based short-term rent estimate, often with an adjustment for vacancy and costs. The property must be legal to rent short-term where it is located.

What property types can I finance?

Single-family rentals, condos and townhomes, 2-4 unit buildings, 5+ unit apartment buildings, mixed-use property and some small commercial property. Availability depends on the property and program.

Can I finance a 5-unit or larger apartment building?

Yes, typically through small-balance commercial programs that look at net operating income rather than a residential DSCR formula.

Can I get a rental loan on a property that needs major repairs?

Long-term DSCR loans usually require a rent-ready property. Heavy renovations are more often financed with a short-term bridge loan first, then refinanced into a DSCR loan once rented.

Ownership and occupancy

Can I get a DSCR loan in an LLC?

Yes, many programs allow an LLC borrower. The members generally sign a personal guarantee and provide formation documents, an operating agreement and an EIN letter.

Can I live in the property part of the time?

No. We only arrange business-purpose loans on property that no borrower or family member will occupy at any point. If you plan to live in it, a different loan type applies, and we are not the right fit.

Can I finance a home for a relative to live in?

Not through us. A property occupied by a family member is not treated as a business-purpose investment for our purposes.

Working with us

Are you a lender?

No. Investment Property Loan is a mortgage broker brand of Loan Daddy LLC, NMLS 2827624. We arrange and shop financing from wholesale lenders. The lender you choose underwrites, approves and funds the loan.

Do you publish rates?

We do not post pricing on this site. Pricing depends on the property, ratio, credit, leverage and lender, so we quote it for your actual scenario after a review.

Which states do you work in?

Tell us where the property is located when you start a request. Our licensing page lists our licenses, and program availability varies by state and lender.

What happens after I submit the form?

Our team reviews your scenario and follows up using the contact information and permissions you provide. Marketing call and text consent is optional. Submitting a request is not a commitment to lend or to borrow.
