Calculators
Investor calculators: rent needed and loan size
Quick answer
These tools run the DSCR formula backwards. Choose rent needed to see what monthly rent a loan requires for your target ratio, or loan supported to see how large a loan your rent can carry. You enter every input, including the rate from your own quote. For the standard forward ratio, use the DSCR calculator.
Monthly rent needed
—
Fill in your rate, term, expenses and a target ratio. A target of 1.00 is break-even; many investors aim higher for a cushion.
DSCR math only. Lenders also size loans against appraised value, credit, reserves and their own program rules, so the real number can be lower. Not a loan offer or commitment to lend.
The math behind the tools
Rent needed = monthly PITIA × target DSCR. If your PITIA is $2,000 and you want a 1.20 ratio, you need $2,400 a month in qualifying rent.
Loan supported starts from the rent: rent ÷ target DSCR gives the most PITIA the property can carry. Subtract monthly taxes, insurance and HOA to get the maximum principal and interest, then convert that payment into a loan amount with your rate and term. With $2,200 rent, a 1.00 target and $400 of taxes, insurance and HOA, the property can carry $1,800 a month of principal and interest.
Why the real loan can be smaller
Coverage is only one limit. Wholesale lenders also cap loans relative to appraised value, apply credit and reserve requirements, and set minimum and maximum loan sizes. Treat these tools as a first filter for deals, not as a quote.
