How is the loan amount determined?
Three limits apply at once, and the smallest one wins. First, the appraisal sets the value. Second, the wholesale lender program caps the loan at a portion of that value, and the cap for cash-out is usually tighter than for a purchase. Third, on a DSCR program the new, larger payment still has to clear the program minimum ratio.
That third limit surprises people. If rent is $2,000 a month and taxes, insurance and HOA total $450, a program that wants a 1.00 ratio leaves room for $1,550 a month of principal and interest. The loan amount that payment supports depends on your quoted rate and term, which is exactly what our reverse calculator works out.
How can seasoning affect a buy, rehab, rent and refinance plan?
Seasoning is how long you have owned the property or held title before the refinance. Some programs want a minimum period before they will use the new appraised value rather than what you paid. Others allow earlier refinances when you can document renovation costs. Investors who buy, renovate, rent and refinance should ask about seasoning before they buy, not after.
What paperwork might a lender request?
On top of the standard application, expect requests along these lines:
- Current mortgage statement and payoff information
- Lease agreements and, for some programs, proof of rent receipts
- Insurance declarations page and property tax information
- Entity documents if the property is held in an LLC
- Bank or brokerage statements to show reserves
- A short note on how you will use the cash, since this is business-purpose credit
How does a cash-out refinance compare with other equity options?
A cash-out refinance resets the whole loan. That is useful when you can improve the terms of the existing loan at the same time, but costly when the current loan already has terms you would not get today. In that case a second-position option, where available for investment property, can leave the first loan alone. Our cash-out DSCR vs HELOC comparison lays out the trade-offs qualitatively.
How can you estimate a loan amount before applying?
Bring us the current loan balance, an honest value estimate, the rent and the expenses. We will tell you which limit is likely to bind, and which wholesale lender programs may stretch further on value or coverage for your property type.
What else do investors ask?
How soon can I do a cash-out refinance on a rental I just bought?
It depends on the lender seasoning rules. Some programs require a waiting period before using the new appraised value, others allow earlier refinances with documented improvements. Ask before you buy if you plan to refinance quickly.
Can I cash-out refinance a rental held in an LLC?
Many investor programs allow it. The lender will review the entity documents and usually require a personal guarantee from the members.
Does the DSCR have to stay above the minimum after cash-out?
On DSCR programs, yes: the larger payment is what the ratio is measured against. If the new payment pushes the ratio too low, the loan amount is reduced until it fits.
