Cash-out DSCR refinance vs HELOC on a rental

Quick answer

A cash-out DSCR refinance replaces your existing rental loan with a larger one and pays you the difference in one lump sum. A HELOC on a rental keeps the first loan in place and adds a revolving line of credit behind it, where a lender offers one for investment property. The refinance suits investors who want to reset the loan; the line suits those whose current first loan has terms worth keeping.

The real question: what happens to your first loan?

This decision usually turns on the loan you already have. If your current first mortgage has terms you would struggle to get again, replacing the whole balance to pull out a smaller amount of cash can be an expensive trade. If the current loan is unattractive anyway, a cash-out refinance can improve it and release equity in one step.

When might a lump sum or a credit line fit?

A cash-out refinance hands you the money at closing, and you start paying on the full new balance right away. A line of credit lets you draw only what you need, when you need it, which fits ongoing renovation or a reserve for the next down payment. The trade-off is that lines commonly carry variable payments and may be harder to find for non-owner-occupied property.

How can DSCR limit the cash-out amount?

On a DSCR cash-out, the bigger payment must still meet the program coverage minimum. If the rent is $2,500 and taxes, insurance and HOA total $500, a 1.00 ratio leaves at most $2,000 a month for principal and interest. Your quoted rate and term then decide how large a loan that payment can carry. Our reverse calculator does this arithmetic for you.

Which option fits your property?

Choose Cash-out DSCR refinance when

  • Your current loan terms are not worth keeping
  • You want a single lump sum for a defined purpose
  • The rent supports the larger payment

Choose HELOC on a rental when

  • Your existing first loan has terms you want to keep
  • You need flexible draws over time
  • You can find a lender offering a line on investment property

What else do investors ask?

Can I get a HELOC on a rental property?

Some lenders offer lines of credit on investment property, but they are less common than for primary homes and requirements are stricter. A cash-out refinance through a DSCR program is more widely available for rentals.

Do you arrange HELOCs?

Our focus is business-purpose first-lien financing such as DSCR cash-out refinances. If a second-position option is a better fit for your rental, we will tell you so and explain what to look for.
